Booking and payment

Bookings are made through the booking window on this site, which is operated by Vikey. Payment is taken by card through Stripe at the moment of booking, and confirmation is immediate.

We never see or store your card number.

What the price includes

The rate is per room per night and includes linen and towels, toiletries, the pastries, biscuits, coffee, tea and water we leave for you, use of the shared kitchen, and cleaning at the end of the stay. A full breakfast is not served.

Tourist tax

The tourist tax is not part of the room price. In Lombardy it is 7% of the rate, capped at 5 € per person per night, and it is collected separately during online check-in.

Cancellation and changes

A booking made on this site is paid in full at the time of booking and is non-refundable: if you cancel, or do not arrive, the amount paid is not returned.

The booking can be changed. Dates, room and the number of guests may be moved if the new dates are available; any difference in price is payable, and if the new option costs less the difference stays with the booking. Please contact us at least 5 days before check-in — changes are made by us on your request.

Arrival and departure

Check-in is from 15:00, check-out by 11:00.

Online registration must be completed before you arrive — Italian law requires it, and without it the door will not open for you. Once it is done, your phone is the key and you can arrive at any hour, including the middle of the night.

Early check-in and late checkout depend on the previous guests and on cleaning. Ask us and we will tell you honestly whether it works for your dates; it is never guaranteed in advance.

The house

There is no lift — the rooms are reached by stairs.

We do not add extra beds and do not provide cots. Each room sleeps the number of guests shown on its page, and no more.

Smoking is not allowed anywhere on the property, e-cigarettes included.

Damage

Guests are responsible for damage caused to the room or to the shared spaces during the stay.

Applicable law

These terms are governed by Italian law. Disputes may be brought before the courts of Bergamo. Before going to court, a consumer may also use out-of-court dispute resolution (mediazione) as provided by Italian law.
