House rules & FAQ
Self check-in
Check-in is contactless, through Vikey. You will receive a link before your arrival — complete the registration there, and your phone becomes the key.
Registration must be completed before you arrive. Italian law requires it, and without it the door will not open for you.
Arriving late
Late arrivals are genuinely fine. There is no reception desk and nobody sitting up waiting — you can walk in at 2 a.m. without apologising to anyone.
Tourist tax
Lombardy charges a tourist tax of 7% of the room rate, up to a maximum of €5 per person per night. It is not part of the room price and is collected separately during online check-in.
Cancellation policy
Free cancellation up to 5 days before check-in. Cancel later than that, or fail to arrive, and the full amount of the stay is charged. The same flexible terms we offer on the booking sites — we see no reason to make direct guests worse off.
Are there extra beds or cots?
No. We do not add extra beds, and we do not provide cots or travel cots. Each room sleeps the number of guests listed on its page and no more. If you are travelling with a baby, you are welcome — but bring your own travel cot.
Is there a lift?
No. The rooms are reached by stairs. If you are travelling with heavy suitcases, plan for the climb.
Are there cameras?
No. There is no video surveillance anywhere on the property.
